Spring and the Klein area have a meaningfully older housing stock than the newer master-planned suburbs west of us. Champion Forest is largely 1970s and 1980s construction, Spring Creek Forest developed through the same period, and Northampton and Memorial Northwest are established 1980s neighborhoods. Those homes are typically on their second or third roof.
That changes what a roofing job actually involves. On a 40-year-old home we're not just evaluating shingles — we're checking decking for prior water damage, looking at how earlier roofs were installed, and frequently finding layers or repairs that were done cheaply a long time ago.

What We See on Spring and Klein Roofs
On older Spring homes, the decking is the story. Decades of small leaks that nobody addressed — around a chimney, at a valley, under a vent boot — leave soft or rotted sheathing that has to be replaced before new shingles go on. We find this often enough here that we build the possibility into the conversation upfront rather than surprising homeowners mid-job.
Mature tree cover is the other factor. Heavy canopy over Champion Forest and Spring Creek Forest means constant organic debris in valleys and gutters, which holds moisture against the roof and accelerates shingle wear. Those roofs need maintenance more often than an unshaded roof of the same age.
Storm Damage in Spring
North Harris County has taken repeated hits — the May 16, 2024 derecho with 100 mph gusts, then the May 28 round with quarter to golf-ball hail. In neighborhoods with heavy tree cover, the damage frequently comes from falling limbs rather than wind or hail directly on the shingle surface.
Limb strikes are deceptive. A branch that hits and rolls off can crack shingles and puncture the mat without leaving anything obvious behind, and on an older roof that's already thin, it takes very little to start a leak. If trees came down near your house in either storm, an inspection is worth doing.
