Commercial and multifamily roofing is a different discipline from residential work. Most commercial roofs are low slope, which means water leaves by design rather than by gravity — drainage, seams and terminations do the work that pitch does on a house. A detail that would be cosmetic on a shingle roof is a leak on a membrane.

The other difference is the building. There are tenants, inventory, patients or residents under that roof, and the job has to be planned around them. That planning is usually what separates a commercial roofing contractor from a residential one that occasionally takes a commercial job.

Repair, Restore, or Replace

Most commercial roof decisions come down to these three, and the honest answer is frequently the cheapest one. Getting this call right is worth more to a building owner than any individual system choice.

  • RepairThe membrane has life left and the problem is localized — a failed seam, a stripped-out penetration, storm damage in one area. If the field of the roof is sound, replacing it is spending capital to solve a maintenance problem.
  • Restore / recoatThe roof is aging but watertight and structurally sound. A coating or restoration system can add years at a fraction of replacement cost and is often expensed differently than a capital replacement — worth asking your accountant about before you decide.
  • ReplaceThe assembly is saturated, the insulation is wet, or you are patching the same roof repeatedly. Wet insulation is the deciding factor more often than the membrane itself — once it is holding water, nothing applied on top of it will last.

What Houston Does to a Low-Slope Roof

The Gulf Coast is harder on membrane roofing than most of the country, and not primarily because of storms. Four things do the damage here:

  • Heat and UV. Surface temperatures on a dark low-slope roof run far above ambient through a Houston summer. That is why reflective membranes like TPO are specified so often here — the cooling load reduction is a real line item, not a brochure claim.
  • Ponding water. Flat is never truly flat. Deflected decks, undersized drains and clogged scuppers leave standing water that accelerates seam failure. Most of the commercial leaks we are called for start at a low spot someone stopped checking.
  • Wind uplift. Coastal wind design requirements mean attachment and perimeter detailing matter more here than inland. Edge metal is where low-slope roofs usually start coming apart in a windstorm.
  • Hail. Hail damage reads very differently on a membrane than on shingles. It often does not leak immediately, which is exactly why it gets missed until the claim window has closed.

Warranties Worth Understanding

Commercial roof warranties are not interchangeable, and the difference is usually invisible until you file a claim. A material-only warranty covers the membrane and nothing else — if the failure is at a seam someone welded, it does not apply. A workmanship warranty covers installation and is only ever as good as the contractor still being in business. A manufacturer system or NDL (no dollar limit) warranty covers the assembly as a whole, is issued by the manufacturer rather than the installer, and requires the roof to be installed by an approved contractor to their specification and inspected on completion.

Ask which one you are being quoted before you compare two commercial bids on price. It is the single most common reason two proposals that look similar are not.
