The Woodlands was built as a forest community and the tree canopy is the defining variable for roofs here. Grogan's Mill opened as the first village in 1974 and Panther Creek followed in 1977, with the newer villages developing through the 1990s — so you have both aging roofs and heavy overhead cover in the same neighborhoods.
