About This Project

A one-story home on Sageaspen Lane in 77089, finished in August 2026. The main roof is a standard gray architectural shingle, but the house has a two-square low-slope section over the rear that cannot take shingles. That area was done in black self-adhered modified bitumen, a membrane that handles standing water and the Houston heat better than any shingle can.

The brick chimney on the main slope was re-flashed with new step and counter flashing, which you can see in the close-up photos. The turbine vent on the rear slope was replaced, and the ridge caps were run across the full peak.

This roof was installed under the manufacturer's extended workmanship warranty. On a house with two roof types, that coverage matters more, because the transition between them is where a poorly done job leaks.
