Roof Replacement on Magnolia Estates Dr in League City, TX

About This Project

January 2025 on a one-story in League City's 77573, a referral from a past customer. The roof and gutters were replaced together.

Shape-wise it is a hip roof, with a front gable. After the tear-off the crew put on new boots and vents, a charcoal laminate and capped hips, nailed to the windstorm pattern for the League City zone.

Doing gutters with the roof lets the crew set the drip edge and the gutter apron as one system, so water off the roof lands in the gutter instead of behind it.

The gutter apron is the detail that makes a roof-and-gutter job worth doing together. It is a bent strip of metal that runs under the first course of shingles and over the back lip of the gutter, so water cannot drip behind the gutter onto the fascia. Gutter crews rarely install it on their own because it has to go under the shingles, and roofers skip it when the gutters are staying. On this house it went in as one piece of work.

Four photos show the ridge, the garage and the slopes.
